Maxwelle Real Estate Group is building the 48-unit Oceanbleau condominium in Hollywood.

The Aventura-based developer selected BH3 as its exclusive brokerage for the project at 6085 N. Ocean Drive. The property was purchased for $4.65 million in 2012.
Units in Oceanbleau start at $1.6 million. They will range from three bedrooms and 3,000 square feet to five bedrooms and 6,000 square feet. Many units will include outdoor living spaces of more than 1,100 square feet.

“Having sold multiple projects in Aventura and Hollywood throughout my career, and being a resident of Hollywood myself, this development is noticeably unique,” BH3 Realty Partner Michael Neumann said in a news release. “It’s in a prime location, and offers unparalleled views, expansive floor plans, and incredible value.”

The developer is using the 50 percent deposit structure common for Miami condos now. That breaks down to 20 percent at contract, 15 percent when construction starts and 15 percent when construction tops off.

The project is slated to be completed in December 2016. It was designed by Sieger Suarez Architectural Partnership with EGS3 Corp. as the landscape architect and Fanny Haim & Associates as the interior designer.

The building will include a pool, spa, fitness center, sauna and steam room, lounge, and social room.
