MIAMI—With land prices escalating in Miami—and fewer parcels of developable land in strategic areas left to buy—savvy developers are moving north. Maxwelle Real Estate Group is one of them.

Maxwelle is developing Oceanbleau, a luxury boutique condominium located at 6085 North Ocean Drive. Every Oceanbleau residence will have a view of both of the Atlantic Ocean and Intercostal Waterway. Completion is slated for Dec. 2016.

“There are three distinct elements that set Oceanbleau a part: the location, the views, and the design,” Ryan Weisfisch, managing director for Maxwelle, tells GlobeSt.com. “In a an effort to leverage Oceanbleau’s natural surroundings, each residence has over 1,100 square feet of balcony outdoor living space.”

Maxwelle has commissioned the Sieger Suarez Architectural Partnership, Landscape Architect EGS2, and interior designer Fanny Haim & Associates for the project, which will offer 48 units with prices starting at $1.6 million.

Units will feature floor to ceiling glass, 10-foot ceiling heights—penthouses will offer 12-foot ceiling heights—private elevators, kitchens featuring chef peninsulas, integrated seating, storage and concealed cabinetry, Sub Zero appliances, marble master bathrooms feature separate spa tub and shower. Amenities include a fitness center, sunrise and sunset pools overlooking the ocean and intercostal, high-speed elevators, and nearby water-front dining options.

“Hollywood Beach is a quiet gem where you can immerse yourself in the active boardwalk, and enjoy all of the natural elements like the beach, the sand, and the water without the traffic and the headache of a big city,” says Weisfisch. “It’s a serene area with less density, offering more privacy and vast open space not available anywhere down the coast.”

Further north, Related Group is working to build a luxury resort in Fort Lauderdale, FL. Related is also on a retail roll in Fort Lauderdale.
